Wandsworth is one of those London boroughs that suits a broad range of people: families, first-time buyers, young professionals, and those looking to upsize. Compared to its immediate neighbours — Richmond to the west and Battersea to the north — it remains more accessible in terms of property prices while delivering on the transport links, schools, and green space that drive demand in South West London. Here is why it consistently features on relocation shortlists for people moving south of the river.

Affordability in Context

Property prices in Wandsworth are well above the national average — this is London, and a sought-after part of it. But the value argument holds when you compare directly with neighbours. Richmond and Putney command noticeably higher prices for comparable properties, and parts of Battersea have climbed significantly over recent years. Wandsworth offers many of the same advantages — strong transport, schools, period housing stock, large parks — with prices that reflect the South West London premium rather than the very top of the market.

Transport

The borough is well served by both tube and rail. East Putney and Southfields (District line) cover the north and west, with direct services to Wimbledon, Victoria, and Embankment. Wandsworth Common and Wandsworth Town stations provide National Rail services to Waterloo in around 12 minutes — a journey time that makes much of the borough viable for City and West End commuters. Clapham Junction, one of the busiest railway interchanges in Europe, sits on the eastern edge of the borough and provides comprehensive connections across South West London, Surrey, and into Victoria and Waterloo. Bus coverage throughout the borough is extensive.

Wandsworth Common

The Common — 175 acres with three ponds, tennis courts, and a petanque terrain — is one of the defining quality-of-life features of the borough. Wandsworth Common station sits directly alongside it, making it one of the few London commons where you can step off a train and walk straight onto open grassland. The streets surrounding the Common are consistently among the most sought-after in the borough, and the open space itself is in heavy use year-round by families, dog walkers, and those exercising.

Amenities and Town Centre

Wandsworth town centre has improved considerably in recent years. The Ram Quarter development on the High Street — on the former site of the Young’s Brewery — brought apartments, restaurants, and a heritage brewery museum to what had previously been an underused site. The Southside shopping centre covers everyday retail requirements, and the stretch from Northcote Road through to Bellevue Road offers a strong independent dining and shopping scene shared with Clapham. East Putney, Earlsfield, and the Tooting area on the southern borough boundary each have their own distinct local high streets worth knowing about. East Putney village is quieter and more residential in feel, with independent cafés and restaurants along Upper Richmond Road. Earlsfield has developed a genuine café culture over the past decade and appeals to buyers seeking more space than Clapham at similar prices. The Tooting Broadway covered market and nearby restaurants are among South London’s best destinations for street food.

Schools

One of the borough’s less-publicised advantages is the quality of its state secondary schools. Graveney School is regularly cited as one of the best non-selective state schools in the country, with strong results at both GCSE and A-level. Competition for places is high, and many families specifically choose Wandsworth postcodes partly with this in mind. At primary level, the borough has consistently above-average outcomes across a mix of faith, community, and academy schools.

Who Moves to Wandsworth

The borough attracts a broad demographic. Young professionals are drawn by the transport connections to the City and Canary Wharf via the District line and National Rail routes. Families follow, often from Clapham and Battersea, looking for more space without moving too far from the centre. The area also has a long-established community of long-term residents who form the backbone of local civic and social life — Wandsworth is a borough that people tend to stay in once they arrive.
